You Should Hire 
A Professional Roofing Contractor

A new roof is a big job, and a large investment. That's why it always pays to hire a professional roofing contractor who can offer proven experience, a detailed written estimate and a worry free installation. Make sure you're choosing the best. Use this checklist before you sign your contract: 
 
 

Does the contractor: 

  1. Have a good reputation? Check for recent references and for comprehensive insurance coverage. A contractor should be in business at least 3 years. Good references indicates there is vested interest in satisfying customers. Find out if he is licensed. With no license you have little recourse. Without proper insurance you become responsible. 

  2.  
  3. Thoroughly inspect your roof? That Includes flashings, chimney, soil stacks, any and all other roof penetrations, roof deck, plus attic and ventilation.

  4.  
  5. Provide a written estimate? Includes an accurate description of the work contracted, plus any work that may have to be done.

  6.  
  7. Use quality roofing materials? Check the warranty plus UL fire and wind resistance ratings.

  8.  
  9. Clearly explain the shingle manufacturer's warranty? Are defective shingles replaced for prorated replacement cost, or original cost, with labor included or additional?

  11. Know and comply with local building codes?

  13. Explain reasons for removing old roof versus nailing over the existing roof? 

  14.  
  15. Apply underlayment over wood decks?

  16.  
  17. Check existing ventilation for proper air circulation? 

  18.  
  19. Apply shingles according to manufacturer's specifications?

  20.  
  21. Use four fasteners for each shingle? Use six fasteners in high wind areas? 

  22.  
  23. Use sufficient length fasteners to penetrate 3/4" into deck? If the deck is less than 3/4", penetrate all the way through the deck at least 1/8".

  24.  
  25. Supervise the job during all phases and inspect it completely when finished?

  27. Thoroughly clean up your roof and around your house when finished, and remove materials?
